Polo Club I was constructed in the mid-1980’s. The 23-story building contains 336 units and a roof level recreation area including a party room, small gym, change rooms with saunas, an indoor whirlpool and an outdoor deck area. There are three floors below grade linked to three levels of parking. These floors contain storage lockers, a squash court, a second gym area and service rooms.
Over past few years, various aspects of the building infrastructure have been renewed - a focus which continues based on recent reserve fund studies. Major improvements to date have included: new chiller, boilers and cooling tower, an elevator modernization, upgrades to common floor hallways, and major garage waterproofing and exterior brick cladding repair. There have also been ongoing improvements to building security systems, access systems, and energy management initiatives. The building has Front Desk, a software system to help manage building operations and has card access and cameras throughout the building including in the elevators. The Board of Directors and Property Management work to provide a secure building, maintain a high maintenance standard, support progressive environmental practices and respect the right of all residents to Quiet Enjoyment of their units. Polo 1 has a number of Rules and Bylaws in place to support these objectives and they are fully enforced. These include a Flooring Rule which restricts the use of wood and laminate flooring and requires area carpets on permitted wood flooring, an Anti-Hoteling Rule which does not allow subleases, short-term rentals or Air B&B, a Card Access Rule and Noise Bylaws. All suite renovations at Polo 1 require Board Approval.
